Nashville-based full-service health care real estate firm Oman-Gibson Associates (OGA) recently broke ground on a new medical office building in Clarksville, Tenn. The 28,000-square-foot property will serve as an office building complex for the Tennessee Orthopaedic Alliance (TOA). The physician group will relocate its offices from 141 Hillcrest Drive in Clarksville.

The facility will offer a variety of orthopaedic services, including urgent care, advanced imaging, a sizeable physical therapy facility, and a sports performance facility featuring an outdoor artificial turf area.

“The Clarksville community is growing quickly, and TOA’s new state-of-the-art facility — with enhanced clinic, physical therapy, imaging services, and specialized orthopaedic urgent care — will meet that need,” said Rob Simmons, CEO of TOA. “In addition to these enhanced services, we will also become a stronger resource for the community with our sports performance programming. For more than 90 years, TOA has been at the forefront of orthopaedics. This facility demonstrates our commitment to support the communities we serve with a comprehensive approach to support active lifestyles.”

Located on a seven-acre site at 1000 South Gateway Blvd., the site is just off exit 11 of Interstate 24 and represents the latest of several developments that OGA has taken on for TOA. Most recently, the developer completed TOA’s 55,000-square-foot orthopaedic medical office building and ambulatory surgery center in Murfreesboro, Tenn.

Across the Nashville metropolitan area, the firm currently has more than 220,000 square feet of medical real estate in progress. Construction on the new TOA orthopaedic office building complex is expected to be completed by the end of 2024.

Tennesse Office Sector Highlights

According to the September national office report published by CommercialEdge, the Nashville region ranked among the top 15 markets in terms of office pipeline, with roughly 3 million square feet of office space under construction as of August 2023. Since the start of the year, office sales here added up to more than $160 million and assets traded for an average of nearly $250 per square foot.
